01. Start with the property—not just the listing
Ask for current photos, a walkthrough and documents that describe the property’s condition and occupancy. Arrange an independent inspection and investigate issues it identifies. A walkthrough helps you understand the layout; it does not replace an inspection. Confirm what is included in the sale and what work remains before the property can be used as intended.
02. Assign the local responsibilities
Identify who handles purchase representation, title and closing, inspections, renovation, insurance and day-to-day management. Ask each provider what they actually deliver and who makes decisions when an issue appears. ACC’s role can focus on rehab coordination, leasing and property care; the agreed scope should name responsibilities and any outside professionals.
03. Build a written property plan
Separate known work from items that still need inspection or a contractor quote. Ask for the proposed sequence, dependencies, approval process and completion evidence. Review property-specific costs and assumptions with your qualified advisers rather than relying on a listing’s projected return.
04. Decide how remote updates will work
Agree on a primary contact, update schedule and how photos, invoices and decisions will be shared. Define which repairs require your approval and how urgent issues are escalated. Keep a single written record of changes so you and your local team are working from the same plan.
05. Plan the handoff before closing
Confirm who receives keys, coordinates access and utilities, secures the property and tracks unfinished work. For an occupied property, request the relevant lease and management records for professional review. For a vacant property, identify who confirms readiness before leasing begins.
Common questions
Do I need to travel to Cleveland?
Ask your transaction professionals which steps can be handled remotely and which require your presence. Even when travel is unnecessary, arrange independent property checks and a reliable local contact.
Can ACC help before I have selected a property?
You can start with a consultation about your goals and the local support you may need. We will discuss the stage you are at and whether ACC’s services fit.
What should I bring to the first conversation?
Bring the property address if you have one, photos or inspection reports, your intended use, timeline and the tasks you want help coordinating.
