Ask who markets the property, responds to inquiries, conducts showings, evaluates applications and prepares the lease. Request an explanation of the documented screening process and who handles questions requiring legal or licensed professional judgment. Verify applicable credentials instead of relying only on advertising.
03. Set maintenance boundaries
Clarify how residents report problems, who responds after hours, when owner approval is required and how emergency work is handled. Ask about contractor selection, invoice documentation, markups and how completed repairs are checked.
04. Ask to see the reporting format
Request a sample owner statement and maintenance update with private details removed. Discuss the reporting schedule, payment timing, access to records and the person you contact when a question is unresolved. Choose a process you can understand and consistently use.
05. Review onboarding and the exit process
Find out what records, keys and agreements are needed to start. Ask how existing residents and vendors are informed of a transition. Before signing, understand the term, termination provisions, outstanding charges and how records and funds are handed back.
