Failed a Commercial Plumbing Inspection in Cleveland? Here's What to Do Next

A failed plumbing inspection is frustrating, especially on a commercial or multifamily project where drywall, flooring, and the move-in date all wait on plumbing. But a failed inspection is usually a to-do list, not a dead end. Here's how to work through it step by step and get the project moving again.

ACC Solutions LLC

Step 1: Get the Correction List in Writing

Before anyone touches a pipe, find out exactly what the inspector flagged. Get the inspection result or correction notice and read every item. Note:

  • Each item that has to be corrected
  • Where in the building each item is located
  • Any notes about what the inspector wants to see on the next visit

If something on the notice isn't clear, ask the inspection office to explain it before work starts. Guessing at what an inspector meant is how projects fail twice.

Step 2: Don't Close Up Walls or Ceilings

It's tempting to keep other trades working while plumbing gets sorted out. But if a failed item is behind a wall or above a ceiling, covering it up can mean tearing it open again later. Pause any work that would hide plumbing named on the correction list until it's fixed and approved.

Step 3: Figure Out Why It Failed

Inspection failures on commercial and multifamily jobs often trace back to a few common situations:

  • Incomplete work. Part of the scope wasn't finished when the inspection was called.
  • A previous contractor left the job. The new team inherits work they didn't install and has to figure out what's there.
  • Changes during the project. The layout changed but the plumbing didn't change with it.
  • Older building conditions. Renovations in older Cleveland buildings can uncover existing plumbing that has to be dealt with before the new work can pass.

Knowing the cause matters. A single missed item is a quick fix. A pattern of problems may mean the whole scope needs a second look.

Step 4: Get a Walkthrough Before a Quote

Correction work is hard to price over the phone. The person quoting it needs to see the correction notice, the existing work, and the access. A walkthrough turns a vague problem into a defined scope with a real price.

At ACC Solutions, plumbing work, including correction work, is quoted after a walkthrough. We partner with several plumbing companies and coordinate the job so you aren't managing it alone.

Step 5: Make the Corrections and Document Them

Once the scope is agreed, the corrections get made. Keep records as the work happens:

  • Photos of each corrected item before it is covered
  • A simple checklist matching each correction to the original notice
  • Notes on anything new found along the way

This makes the re-inspection easier and gives you a record if questions come up later.

Step 6: Schedule the Re-Inspection When Everything Is Ready

Only call for re-inspection when every item on the list is done. A partial fix can mean another failed result and another delay. Walk the correction list one more time before the inspector shows up.

Step 7: Protect the Rest of Your Schedule

A failed inspection affects more than plumbing. Tell your other trades what's happening so drywall, flooring, and finish work can be re-sequenced instead of standing around. On rehab projects, keeping the whole schedule in view is often what separates a short delay from a long one.

Common Questions

Can I keep working on other parts of the building?

Often, yes, as long as that work doesn't cover or interfere with the plumbing that needs correcting. When in doubt, check before you close anything up.

Should the original contractor fix it?

If the original contractor is still on the job and responsive, that's usually the first conversation. If they've left or the project is stalled, you'll need someone new to assess what's there.

How much does correction work cost?

It depends on what failed and what it takes to fix it. That's why ACC quotes plumbing after a walkthrough instead of guessing.

Do you work on apartment buildings or only commercial properties?

Both. ACC coordinates plumbing for commercial and multifamily properties, including renovations, rough-ins, building-wide replacements, stalled scopes, and inspection readiness. See our multifamily plumbing page.
